What's Going Up: 9 townhouse units proposed for Roxborough Road in Newmarket

NSD2M Corporation wants to build two buildings on the corner lot where a single detached house currently sits

Another townhouse development is being considered in Newmarket, this one on the corner of Roxborough Road and Queen Street.

Developer NSD2M Corporation wants to replace the single-detached home at 66 Roxborough Rd. with nine three-storey townhouses.

The townhouses would be contained in two separate buildings, one with five units and one with four. Each townhouse would have its own driveway.

The developer has submitted several of the required documents needed for planning approval, including noise and traffic studies, geotechnical assessment, architectural report, and more.

A public meeting was also held in October, where the consultants representing the developer, Humphries Planning Group, presented an outline of the project.

Director of planning Jason Unger said that is about as far into the approval process as the project has gone. They are now waiting for the developer to submit revised plans based on the feedback received. 

"The planning application for 66 Roxborough Rd. is currently in progress. To date, the applicant, NSD2M Corporation has been provided all comments from the town, our review partners, as well as comments from the public that were raised during a public meeting. At this time, we are waiting on a resubmission from the applicant," said Unger in a statement to NewmarketToday.

The developers believe the site is an ideal one for townhouses because it is close to public transit and Davis Drive, and is within a "built-up area" where the Town of Newmarket is encouraging housing intensification.

The site is not zoned for townhouses, however, so for the project to go ahead, it will need council to approve exemptions for the property in the town's official plan and zoning bylaws.

Newmarket council is also considering a proposal by developer Marianneville Developments Ltd. for a 304-unit townhouse project on Davis Drive next to the Newmarket GO bus terminal.

Gorham Developments 849 Inc. is proposing to build three blocks of townhouses at 849 Gorham St. totalling 20 units on the property and two semi-detached homes between Alexander Road and Carlson Drive/Doak Lane.

One nine-unit, three-storey stacked townhouse block at 55 and 59 Charles St. is another project on the table, along with 40 purpose-built rental apartments at 49 Charles St. and 52 Prospect St.
