Bradford townhouses step closer to completion

Developer wants their first closing date to be in mid-October

The number of homes in Bradford continues to grow, and a residential development is now one step closer to completion.

Council approved dividing Block 54, 55, and 58 on Plan 51M-1212 into individual lots during the regular meeting of council in the Don Harrison Auditorium of the Bradford and District Memorial Community Centre, in Bradford on Tuesday night.

The blocks are located just south of Montrose Boulevard between Langford Boulevard and Summerlyn Trail, and according to a staff report by Priscilla Lan, will be the location of 42 back-to-back townhouses as part of the Sandstorm Developments Inc. and Great Gulf Homes Ltd. project which also includes 126 lots for single detached homes, 17 lots for 34 semi-detached homes, another 32 townhouses and two blocks for future development.

The report explains that the developer wants their first closing date to be in mid-October, which requires the blocks to be split into individual lots.

In the case of townhouses, the report says this division is done after the foundations are poured to ensure the property line matches the location of the foundation walls separating units.

After reviewing the reference plans and the frontage, area and depth certificates prepared by I. A. Abraham of R-PE Surveying Ltd., staff determined the proposed parcels comply with the applicable zone standards.

The blocks are designated “residential” in the town’s Official Plan and zoned "residential two exception (R2-2*9)” which permits uses including back-to-back townhouses.

Staff recommended council pass the necessary bylaw, granting exemption from the Part Lot Control provisions of the Planning Act, to allow the divisions, and council approved the recommendation from staff unanimously without discussion.
