What's Going Up: Developer expanding townhouse project on Main Street North

A public meeting Sept. 20 will hear White House Corp's request to expand the Newmarket project from 11 to 16 units

You can have your say about an expansion of a townhouse development to 16 units on Main Street North coming before town council Monday, Sept. 20.

The Biglieri Group, on behalf of White House Corp., will present an expansion to the Diamond on Main development project at 281 Main St. N. The town has approved 11 of the homes already, but the developers are seeking a zoning bylaw amendment to permit another five units.

“Let the sound of nature awaken your soul,” the developer's website states. “Experience the true meaning of peace and convenience. Located in the very heart of tranquil nature of Newmarket, diamond townhouses are the definition of life made uncomplicated.”

The property is 0.54 hectares, and is considered as emerging residential in the Newmarket official plan, according to a developer presentation. However, it is adjacent to environmentally protected lands, the Mabel Davis Conservation Area, and borders the CN railway tracks.

The town planning department said the site was approved for two semi-detached units in the eastern part of the property, but that is now expanding to five townhouse units. The 11 units already approved are on the western side of the property, surrounded by adjacent residential areas.

The developer said the homes are three storeys with a garage, 1,480 to 1,680 square feet per unit. The area would feature 36 parking spots and be on the outside limits of a flood plain and buffer zone. The total property is approximately 55,328 sq. ft in size, with a total gross floor area of 24,111 sq. ft, according to White House Corp.

The statutory public meeting will be held Sept. 20 at 1 p.m. Council will make no decisions on the proposal at that time, with a report coming later for councillors to consider.
